Deed Restrictions & Requirements

- What size home is required and are there association fees?
The minimum square footage required is 2,200 square feet for the main residence. Guest homes and cabins are required to have a minimum of 750 square feet and can be built before the main residence. All homes, guest homes, barns, fences and outbuildings should be approved by the developer or ACC. Association fees are $300 per year. - How long can I own the property before I must begin construction?
There is no construction time requirement. - Can I use my own plans and select any contractor to build my home?
Yes, you may use your plans and contractor. All plans must be approved by the developer and ACC before construction begins. - Are there any livestock or animals permitted on the property?
Animals and livestock except poultry or hogs can be kept and maintained on your property. No livestock of any kind will be allowed to run loose other than on one's property. No commercial operations or feedlots are permitted.. - What restrictions are there against unsightly trash or garbage?
All property owners are required to keep their trash, garbage and waste in sanitary containers. No dumping is allowed and no abandoned cars, trailers or other unsightly vehicles are allowed on or in front of your property. - We promote the use of alternative energy and green building practices.
